MOLD and MOLD INSPECTIONS

Description
There is no such thing as a mold free environment in the Earth's biosphere, so when should one worry about mold in their homes? And when does mold become a health hazard?

Mold colonies can grow inside building structures. The main problem with the presence of mold in buildings is the inhalation of mycotoxins. Molds may produce an identifiable smell. Growth is fostered by moisture. After a flood or major leak, mycotoxin levels are higher in the building even after it has dried out. Some mycotoxins produced by molds are harmful to humans. Other mycotoxins cause immune system responses that vary considerably, depending on the individual. Mold spores can be allergenic. When inhaled, mold spores may germinate, attaching to cells along the respiratory tract and causing further problems in those with weak immune systems.

Most people have no reaction when exposed to molds, but some groups that are most prone such as Infants and children, elderly people, pregnant women, individuals with respiratory conditions, allergies or asthma, and persons with weakened immune systems (for example, chemotherapy patients, organ or bone marrow transplant recipients, and people with HIV infections or autoimmune diseases). People with special health concerns should consult their doctor if they are concerned about mold exposure.

Allergic reactions, similar to common pollen or animal allergies, and irritation are the most common health effects for individuals sensitive to molds. Flu-like symptoms and skin rash may occur. Molds may also aggravate asthma. In rare cases, fungal infections from building-associated molds may occur in people with serious immune disease. Most symptoms are temporary and eliminated by correcting the mold problem.

  •  Ask to see certifications and licenses where and when applicable
  •  Always ask for references

General Tips
  •  Beware of "Conflict of Interest" - NEVER hire a Mold Inspector who is also a Removal Contractor, or a Removal Contractor  who provides his own testing services.
  •  Clearance Certificate should be provided by follow up Mold Inspector, NOT by the Removal Contractor.
  •
When purchase of property is in question, be sure that inspector is not biased and not connected in some way to seller.
  •  Verify if your inspector received a "referral fee" from Removal and Cleanup Contractors he recommends.
  •  Do your due diligence.  Always remember that if something sounds too good to be true, it probably is!
